How early should I contact a builder?
Earlier than you think — ideally before you buy a lot or finalize plans. The cheapest problems to fix are the ones caught during planning, and early feasibility review is one of the most valuable things we do.
Do you help with plans, design, engineering, and permits?
Yes — we coordinate design, engineering, and permitting as part of preconstruction, and we're glad to work alongside an architect or designer you've already chosen.
Can I use my own architect or plans?
Absolutely. We'll review your existing plans, flag anything that affects cost or constructability, and build from them.
How is the preliminary budget developed?
From a written scope, current local costs, and your site's specifics — not a generic square-foot number. We'll also tell you which parts of the budget are firm and which could move, and what decisions control them.
How are change orders handled?
In writing, before the work happens. You'll see the cost and schedule impact of any change and approve it first — no surprise invoices at the end.
How often will I get updates during construction?
On a regular schedule you can count on, plus immediately whenever something needs your decision. You'll always know where the project stands, and you talk directly with the owner.
How long does a typical project take?
It depends on scope — a renovation and a full custom home are very different animals. What we commit to: a realistic schedule up front, honest updates when anything shifts, and no schedule promises we can't keep.
